In the continuous effort to stay in the know on all things downtown, Molly and I went for a visit today at one of the newest Sarasota developments, Artisan on Main! In keeping with a recent trend of fee-simple (i.e. not shared/condominium ownership) residences, Artisan on Main is made up of 32 townhouses that bring the feel of single-family homes to a city-friendly lifestyle.

Okay, there is a lot to like here once inside. Townhome-style living is #trendingup, as people crave both the downtown lifestyle and the freedom to fully own their property. And this particular community starts at a very reasonable starting price in the $600,000s, especially considering these floor plans range in size from over 1,800 to 2,690 sf! But for the home size and the downtown lifestyle, getting it at this price point will mean making some concessions…

Location: Not Exactly Downtown, But Not Far

East of 301, on the far-more industrial-feeling side of Main Street, is where Artisan is located. While there is a lot of new construction popping up in the area (this community alone will boast 6 buildings), the feel of this section of downtown is not quite there yet. And to walk to the heart of downtown, you’ll need to cross busy Washington Blvd.

We are trying to not judge this one too harshly yet, especially since it’s incomplete and so is all the new construction around it, but we were underwhelmed with the view of the rooftop of Sarasota Lanes and the sight-lines from one building right to another.

The Plusses

  1. Price:Size Ratio

    Did we mention: The Price is Right! For those of us with less-than-million-dollar budgets, getting this amount of space downtown for the high hundred-thousands is worth the couple of negatives.

  2. Mostly-Walkable Location

    Easily walkable to the Fruitville corridor of downtown (think Breakfast House and The Tea Room), this eastern downtown complex is within city limits and still provides a mobile, city lifestyle. Right across 301 is the movie theater as well as myriad adorable coffee houses and restaurants. Without crossing 301, residents of Artisan on Main can visit downtown’s beautiful Payne Park, which hosts live music, a skatepark, a fantastic playground (even in the hottest summer months, thanks to the water features!), fitness loop, green space, and a cute lunch restaurant.

  3. Luxurious Feeling

Feeling Like Fall

Fruitville Grove Fresh Farmers Market puts on a fun-filled Pumpkin Festival each fall! Bring the whole family to enjoy a wide variety of fall farm activities such as pony rides, a petting zoo, a wildflower maze, and of course pumpkin picking! Sights & Sins Trolley Tour

We love trolley tours. What better way to spend a chilly (😂) fall evening than with a cup of hot apple cider aboard a trolley with your closest friends hearing about local history, interesting trivia, and a few of the ‘Sins’ that happened here. Another gem from Sarasota Suncoast Tours, this Sights & Sins tour runs either 1.5 or 3 hrs on the air-conditioned trolley and covers from the Sarasota Airport to downtown & Lido Key.

This Sarasota staple fine dining establishment boasts the most national awards in our area. Featured on Man Vs. Food in 2009, this little Amish restaurant located just south of downtown has a reputation far louder than its comfortable dining room would suggest. The home-cooked comfort-food vibe makes you feel right at home. I, myself, enjoy the pies the most, but meat-eaters rave about their pot roast & fried chicken. A personal tip? Don’t be afraid of the name, just order the Shoofly Pie—a gooey and sweet molasses pie like nothing I’ve ever tasted before in my life. But really, any pie there will be the best pie you have ever tasted, even if you are a cake person. ;-)

Munchie’s 420 Café

Man Vs. Food was back in 2016 with a visit to the late-night Gulf Gate staple, Munchie’s 420 Café. Featured on the episode was a challenge to eat ghost pepper poppers, one we don’t suggest! But if you are craving literally every comfort food wrapped into one, Munchie’s is your place. My indulgence there is always the fries, as I’m a vegetarian so I don’t eat their sandwiches, but my foodie, meat-eating sister swears the Fat Sandy is where it’s at when you are searching for perhaps the most delicious thing you can put in your body at midnight: cheeseburgers, mac n’ cheese, chicken fingers, and mozzerella sticks on a sub roll. You read that right. It’s the king of good eats.

Bijou Café

I just love lunches at the Bijou, where the experience makes you feel like you rolled back a hundred years. Pour from the left, take from the right, white-glove service. The middle-of-downtown location is perfect if you work in the area. The nostalgic elegance coupled with modern European food creates a fine dining experience that you will enjoy in the middle of the workday or just before the opera on a Friday night.

Shore

This new essential place to eat on St. Armands Circle features a lot of what I love all in one place: a balcony view of a beautiful place (right on St. Armands), a good rosé, and seriously the best truffle fries in the world. It is true that I make special trips to Shore for the fries. The rest of their menu is nearly flawless, with fantastic tomato bisque soups and hot-weather friendly salads, but seriously—go try those truffle fries!

The Haye Loft at Euphemia Haye

It’s my party and I’ll eat dessert if I want to! Euphemia Haye’s dessert room has always been one of my favorite makes-me-feel-special places. The location on Longboat Key makes this a destination for me, but the dessert room makes it worth it. The fancy atmosphere is highlighted by the dessert bar, where everything from absolutely indulgent pies, bananas foster, and homemade ice cream are featured nightly. Invite some friends on your next big occasion—you won’t regret it!

Renovating to Sell: Common Mistakes

In terms of renovations, we have seen it all! When you are upgrading or renovating parts of your home - either for yourself or in preparation to sell, you want to stick with areas that are important to buyers and places that will translate into a good return on the investment, either by a higher sale price or a faster sale. We've already shared how-tos and to-dos about staging (a case study, the importance of) and how to prepare your condo for sale, so how about we focus on some DON'Ts for a change...

...Leave your kitchen cabinets without knobs!

Nothing says "I cut corners!" like forgetting important finishing touches, such as, say... HOW TO OPEN A CUPBOARD. 😛 If you took the time, and likely large expense, of renovating a kitchen prior to putting your home on the market, go ahead and spend the extra $100 for knobs and handles on the cabinetry. Leaving them without looks like an "i" without a dot above it; you can read what it's supposed to mean in the sentence, but it just looks wrong. Not only do knobs and pulls finish the look, they also serve to give a sense of style to the room and can make a space look sleeker or more traditional depending on what you choose.

...Install Cheap Countertops!

Are you sensing a theme? Kitchens are one of the most important rooms in the home when it comes to making the decision to buy a property. Families spend a lot of time in their kitchens. And just like leaving off knobs and pulls, installing cheap granite with no movement that is sold in-stock at every home box store sends the same message: I don't care enough to do it right. (Which, consequently, leads to buyers wondering what else isn't done right that they can't see...)  We aren't saying you need to spend top-dollar to put in state-of-the-art quartz or super-unique solid surface countertops, but if you are going to try to make a statement, don't make it with cheap granite!

Don't waste the money on granite if you are going to drop in 1/2" thick granite.  It looks cheap and most people will just see the renovation as something they'll need to replace to get to current standards anyway.  Hence, they'll see more dollar-signs instead of a newly-updated space, which is entirely opposite of your point.

Sometimes it draws more attention to outdated aspects of a space by updating some but not all older features.  A full-on outdated bathroom with small tile and older cabinetry, with the right staging and accessories, can look classic and full of ecclectic personality! But updating the yellow laminate countertop in this same vintage space to something chic and new will only call more attention to those parts you didn't update, like the shabby shower door and outdated tile.

...Invest Where You Won't See Return (Unless It's Necessary!)

There are updates that add tremendous value to your home: the roof, AC, and appliances are the first that come to mind. Then there are the things sellers update because they think they will see that money come back.  A couple places where you might skip updating unless you have a necessary repair or replacement are:

  • Windows: If they open and close and lock, let them be. Replacing can be both expensive and time-consuming, given that window replacements require permitting.
  • Water Accessories: You need to have a water heater; don't worry about upgrading the size. Likewise, water softeners are a must for few, and a plus for most. Don't add just to sell.
  • Places you can't "see": As long as your majors are covered (like AC and roof as mentioned above), other "guts of the home" renovations might not bring back the return you desire. Stick to repairing and refreshing areas that potential buyers will see while they are making their first impression of your home -- in the photos! Internal home issues can be brought to the table and discussed during inspection and negotiation periods, but you never get the chance to correct the first impression! So de-scuff the moldings, repaint the weird wall colors, swap out antiquated fixtures for something more current, and yes, please hang some inoffensive art to keep it interesting!

Classic & Eclectic Dining

Beulah landed on the cuisine scene in 2015, opening its doors on Main Street near Osprey Avenue on the east side of downtown Sarasota.  The name doesn't give much away but when you enter this eclectic establishment, the smells of authentic Italian food drift in your direction and the vintage-y, Bohemian interior is a treat for the eye.  Mismatched tables and chairs and well-placed comfy couches coupled with the ornate décor and chandelier lighting made this feel cozy to me, like I had wandered into a very interesting old woman's house, à la Great Expectations.

Head in for Happy Hour...

The happy hour menu, which is available at the bar only (as many a Yelp-reviewer informed me prior to my visit), features a small array of appetizers, cocktails, beer, and wine for under $10.  Not a bad deal!  Try the Margherita pizza, mussels, or eggplant rollatine for a flavorful snack from 5-7pm with your drink, or the Caesar salad if you're trying to be good. ;-)

...or an Authentic Italian Meal

Seeing as I was there for dinner, I did not partake in the happy hour menu, but moved right in for dinner.  A friend and I each ordered -- what else at an authentic Italian place? -- pasta!  She opted for the lasagna, which was so light, yet well-spiced; it reminded me of the fresh-made pasta an old friend from Italy had made me once upon a time.  Hands down, this was the best lasagna I've ever had (thank goodness she let me share a bite!).  I had the ravioli of the day, this particular day the flavor was mushroom.  It did not disappoint.  The ravioli were set in a white alfredo-type sauce and were simply mouth-watering.  We both cleaned our plates.

Though Beulah has been a part of our scene for a few years, this was my first time there.  The food was spectacular, the service friendly and professional, and the ambiance was just cool.  Brick walls juxtaposed with elaborate fixtures and artwork set a perfect stage for the new twist on old world cuisine.  I highly recommend Beulah for your next date night!

A market update just for your neighborhood, downtown Sarasota, as of the end of June 2018.

downtown condo inventory is down, but pending sales are up.

The seasonality of downtown Sarasota means we typically see a drop in sales and contracts over the summer.  Consequently, less people typically choose to list during this time because of the decreased buyer traffic.  This year, that still seems to be true, but 40% more houses have gone to contract in June than in May of this year, and this year is 20% up over 2017.  

price per square foot is down, but consistent.

Downtown condo prices historically rise to their highest heights during Season in the first few months of the year.  June's average is a bit lower than last month (by about 8%), but is up nearly 20% over last June's.  All in all, the year-over-year increase has been consistent in 2018, and we are happy with that!

number of days on the market is down, but so is list price to sale price ratio.

In short, this means that listed downtown condos are spending less time on the market, but sellers are getting a lower percentage of their asking price.  Over the past 12 months, the LP:SP ratio was closely tied to seasonality, with sellers getting nearly 100% of their asking price during high season.  We have dipped to 84% as of June, which is a 9% decrease from May, and an 8% decrease from last June.  Days on market is  down about a month from this time last summer, and down 4% from May.


What does this mean for you?

The downtown Sarasota condo market breathes with the season, and we are stopping for inhale right now.  The summer can be a great time to prepare your condo for sale (we have suggestions on how to do that here) so it is fresh and ready to be listed in the mid-fall, when season begins picking back up. 

If you are anxious to sell right now, there is less competition on the market against you, but buyers are on the lookout for a good buy.  Be prepared to negotiate and stay realistic on your expected sale price.

If you are interested in buying right now, know your options might be more limited during the summer, but for the next couple of months, it's a good time to be a buyer.

Bayfront 20:20: What You Need to Know

The North Downtown Waterfront

Downtown Sarasota is undergoing a major transformation!  Redesigning Sarasota's bayfront area has been a topic of conversation for many years.  The land currently occupied by the Van Wezel and Centennial Park is part of a large conversation about the direction of Sarasota.  

The vision of Bayfront 20:20, which is the name of the initiative and team of industry leaders who are taking on the massive task of re-envisioning and executing a new waterfront destination in Sarasota, is to support the creation of a long-term master plan for the Sarasota Bayfront area that will establish a cultural and economic legacy for the region while ensuring open, public access to the Bayfront.

After years of public input, and a recent survey offered to the Sarasota community at large, the internationally-renown design firm Sasaki offered up the results of the survey: After proposing 3 different designs and allowing the community to vote not on overall designs, but on individual aspects of each design that they liked or disliked, the Bridge the Divide concept was selected as the final vision for the Bayfront.  Based on community comments, however, Sasaki is tweaking and adjusting their design to accomodate for aspects that were determined to be most important to our community in the survey:

  • Keep and repurpose Van Wezel Performing Arts Hall.  
  • Increase waterfront access and recreational space.
  • Aesthetic focus of cultural amenities, such as the proposed amphitheater, to be the bayfront view, as opposed to canal.
  • Pedestrian and vehicular traffic concerns addressed.

Next Steps?

Sasaki plans on presenting the City Commission with a final master plan at their September meeting.  Stay tuned, for much is to come on the development and reimagining of what our bayfront can be.
