Is all the new construction a good or bad thing? Only time will tell. From a real estate perspective, the sheer volume of new options in the downtown area have begun to impact our current market, which has shifted to a buyer’s market slowly over the past few months. The influx of additional options in downtown housing started as a correction to many years of downright snail’s pace development in our area post-recession. As Sarasota grew in popularity over the last decade, construction didn’t really pick back up until 5-6 years in, so we did have some making up to do. We will have to wait and see how the changing skyline of our city impacts of overall market in the coming months and years.

VUE

#1404 Worked with Buyers & Seller

This stunning 14th floor residence at VUE was only on the market for 9 days! I listed and staged the condo, which resulted in my buyers scooping it up in record time - it is the fastest resale in the building to date!

  • 2 bedrooms

  • 2.5 bathrooms

  • Sold at 97% of list price for $1,495,000

Regency House

#307 Worked with Buyers

My buyers got a fantastic deal on this Regency House condo. Walkable to the bayfront and the art galleries, shoppes and restaurants of Burns Court and Palm Avenue, this charming condo is the perfect pied-à-terre!

  • 1 bedroom

  • 1 bathroom

  • Purchased for 96% of list price for $277,000

#1008 Worked with Sellers

An unexpected greenbelt view of downtown caught the eye of an artist who purchased this condo from my seller, a composer. All in all, this was a match made in heaven, with incoming buyers who appreciate the artsy ambiance of the Palm Avenue/Burns Court area of downtown, and sellers who are moving out of a beloved location into a single family home we found for them nearby.

  • 2 bedrooms

  • 2 bathrooms

  • Sold at 92% of list price for $455,000

One Watergate

#PH-B Worked with Seller

A large terrace, spacious living space, and floor-to-ceiling sliders that overlook everything from the Bay to the Gulf and all the keys couldn’t keep our seller a job relocation, but luckily she had Allison stage this one to perfection and get it sold so she could begin a new phase in her life up north.

  • 2 bedrooms

  • 2 bathrooms

  • Sold at 93% of list price for $765,000

Q

270 Cosmopolitan Ct. Worked with Sellers

Another record-breaker was the fastest resale ever in Q, the luxury townhomes located right in the heart of downtown. This beautiful home was a smart house with contemporary and classy features and décor everywhere, as well as an extremely spacious rooftop bar. It sold in a mere 18 days on the market.

  • 2 bedrooms

  • 2 bathrooms

  • Sold at 99% of list price for $775,000

Wishing you and yours a happy holiday season! See you in 2019 for all your real estate needs. :-)

Surprising Ground-Floor Unit in Condo on the Bay

888 Blvd of the Arts #102

What a refreshing surprise! We love the #viewfromthetopstyle, but this view from the ground is just lovely. It gives this condo a single family home-feel, with yard and trees viewable from the windows and the ability to walk right out to the waterfront, but retains all the worry-free amenities of comfortable and easy condo living.

  • Listed on Dec. 6 for $ 549,900

Panoramic Views in Embassy House

770 S. Palm Ave. #704

Embassy House is one of the best buildings from which you can get an amazing view of Sarasota Bay. The age of this building (1975) puts it out of the running for many people, whose attention is drawn to newer, more sparkly objects downtown (not that we don’t love those too!), but it should not be overlooked by anyone to whom space and view are important.

  • 2 bedrooms

  • 2 bathrooms

  • 1,625 sq ft under air

  • Listed on Dec. 3 for $749,000

Sleek on Sparkling Sarasota Bay

174 Golden Gate Pt. #23

Harbor House is an adorable mid-rise building on exclusive Golden Gate Point. The modernity of this residence is a true treat for the eyes, with waterfall marble, wood-look tile flooring, and clean lines that give way to the beautiful bay view right outside the large windows.

  • 1,388 sq ft under air

  • Listed on Nov. 26 for $699,000

Traditional Sophistication in La Bellasara

464 Golden Gate Pt. #601

There is something about classic décor that is…well, timeless. This elegant residence features stunning design elements such as mahogany molding, a clawfoot tub, an executive office, and even a built-in sauna! The kitchen is worthy of an HGTV special with modern touches in a classy and functional space. It also features nearly 1,000 sq ft of ourdoor terrace space from which to enjoy the view.

  • 3 bedrooms

  • 3.5 bathrooms

  • 3,384 sq ft under air

  • Listed on Dec. 4 for $2,799,000

Spacious Contemporary Haven in Sansara

300 S. Pineapple Ave. #401

2016’s Sansara is one of my favorite recent additions to downtown. Modern and chic choices were made in every detail of this prime location building, and this fourth-floor condo is no exception. The west-facing living space gets Sarasota’s spectacular sunsets every night and the bedrooms overlook the city.

  • 3 bedrooms

  • 3 bathrooms

  • 2,773 sq ft under air

  • Listed on Nov. 20 for $2,090,000

  • Offered at $325,000

3026 Pinecrest St Sarasota FL-008-41-chpteam8-MLS_Size.jpg

Welcome home!

Walk right in to this open & bright creekside cottage and enjoy a full-scale renovation, which makes the adorable mid-century home feel like a new chic downtown condo! Fresh paint inside & out, new lighting & electrical, modern wood-look tile in all living areas, and contemporary-style updated kitchen and baths. You will be WOWed!

Light, Bright, Open Interior

Wide windows let the light into the main living space, which is open-concept, and sliders to the back deck provide beautiful views of Phillippi Creek, where you can watch the birds and turtles frolic! You will love to cook and entertain in the modern kitchen, finished perfectly with sparkling new granite, a marble backsplash, and all new stainless appliances.

Enviable Modern Kitchen

The island has convenient space for eating, so pour your coffee and enjoy the quiet tranquility of a waterside home. Shaker-style quiet-close cabinetry, sleek knobs, and new fixtures & lighting will please every home cook.

Cozy Yet Updated Master and Guest Suites

Features you have come to enjoy in your downtown condo, such as sliders from the master bedroom right to outdoor space and interesting finishing touches like the barn door to the master bath are both available here. Your single-family condo-alternative is awaiting you! The master bath feels utterly luxurious with the oversized walk-in shower and clean, modern gray tones.

Your guests can still come for a visit and enjoy the spacious second bedroom and nearby bath. The bedroom features new carpet and fan and two large windows, and the bath right around the corner is completely remodeled and updated with accent tile, new wood cabinetry, and granite counters.

The Joy of Being on the Water

And why would someone want to move away from the liveliness of downtown Sarasota? Here’s one reason… unless you are in one of the few waterfront condos, you simply cannot walk out your door and hop on your paddleboard and be out in the sunshine within minutes. You can do that here. The large yard is complete with a wide deck with plenty of room for entertaining, plus there is a poured slab on the side of the home for storing your boat and/or other outdoor playthings like kayaks or canoes.

Why South Gate?

It is close enough to enjoy everything about downtown but far enough away to have the peace and quiet of living in a neighborhood! Be at the Opera in 10 minutes or Selby Gardens in 5 (or jog there, if you’re ambitious, Allison does!). South Gate has easy access to the north bridge to Siesta Key, so everything you enjoyed about being minutes away from Lido Beach downtown is right here too - only to one of the best beaches in the country!

If you have been wondering how you can keep a downtown lifestyle and the low-maintenance you’ve come to appreciate, look no further than this home that needs absolutely nothing else to update it — inside OR out, viewable or not. Everything from the guts to the finishing touches is brand new. So relax & enjoy the post-downtown life!

New Construction is HOT HOT HOT

credit: Robert Johnson Fine Art

credit: Robert Johnson Fine Art

Summer has begun!  Typically, the summer shows a slow in our real estate market, and this year looks to be similar.  Let's take a look at what is happening in the downtown Sarasota condo market right now:

Rendering of The Mark

Rendering of The Mark

New construction is cutting into the resale market.

25% of all the homes that went to contract in the last month were new construction condos.  With new buildings popping up all over downtown, it's no wonder this is sending shockwaves through the resale market.  Especially hard-hit?  The luxury market; with almost all the new buildings having starting price points in the high-hundred-thousands or more, buyers with that budget have a lot of brand-new options with more modern aesthetics and amenities than many of our "older" buildings.

New construction price point is more than twice as high as resale.

AQUA Luxury Condos on Golden Gate Point

AQUA Luxury Condos on Golden Gate Point

This means that if you have a million-dollar condo in an older building, you've got some stiff competition.  With modern-day finishes, such as large walk-in closets, sleek kitchens, and floor-to-ceiling hurricane-grade windows in the new buildings, it can be hard for older residences to keep up!  Couple that with the fact that developers have noted the desire of their residents to have an active life and are providing more in-building amenities, such as state-of-the-art fitness centers, indoor dog parks, and rooftop lounging space, and you've got a recipe for new construction luxury success.

Keep your eye on the rising skyline of Sarasota: Epoch, 7-One-One Palm, The Mark, The Collection, Aqua, and the new Ritz Carlton Residences (to be built on the old Quay Sarasota site) are all set to spring up in the foreseeable future.

Don't lose heart if you are trying to sell.

Despite the effect that all the construction growth is having on our market, 2018 is off to a strong start.  May's closed sales in units were above last year's by 6%, and the average sold price was above last year's by 4% for resale condos downtown.  As always, if you are trying to sell in the summer, patience is necessary.  Inventory is lower than other times of the year, but so is the number of potential buyers.  If you are not in a hurry to sell, the summer might provide a good time to spruce up outdated fixtures, get grout cleaned, and replace anything broken.  If time is of the essence, be prepared to price appropriately for sale.

Pantone Announces Color of the Year: Ultra Violet

Reblogged from Michael Saunders & Company's partner firm, Christie's International Real Estate's Luxury Defined blog.  To read the full article, please visit their website here.

5 Homes Inspired by the Pantone Color of the Year: Ultra Violet

The experts at the Pantone Color Institute, the trendsetting color consultancy firm that helps manufacturers choose colors for their products, selected Ultra Violet as 2018’s Color of the Year. It’s a blue-based shade of purple that would admirably suit a king or queen, a bishop, or the artist formerly known as Prince. The color’s exclusivity derived from the difficulty and cost of extracting it from a rare species of marine snail. Then, in 1856, a young chemist named William Henry Perkin tried to synthesize antimalarial quinine from coal tar and, instead, stumbled onto the first aniline dye, a brilliant, colorfast purple that awakened the Victorians’ vibrant palette. Thus, Ultra Violet inspires 2018 and this Luxury Definedcollection of elegant homes in which deep shades of purple reign.

Trophy Homes Around the World

Reposted from Christie's International Real Estate, October 17, 2017.

Retrospective: A Decade of Trophy Home Sales

A look back at the growth and performance of the unique $100 million market

The ultra-exclusive trophy home is ever more conspicuous in the marketplace, and with it comes the proliferation of the $100 million-plus listing. Over the past decade, a record 32 properties have sold at the nine-figure mark across a dozen international property markets. This year, to date, there have been five estates listed for nine figures, including two priced at more than a quarter billion dollars. But even these ultimate luxury properties follow the fundamental market forces in play. Let’s take a look at the factors contributing to the rise of the nine-figure trophy home.

Three-Year Review: Rise to Prominence

Of the $100 million-plus listings currently on market, four homes were listed for sale in 2014, seven in 2015, fourteen in 2016, and five already in 2017.

Listing price increases have also accompanied the increase in the number of $100 million-plus properties for sale. Although the nine-figure listing has been a marketing ploy by some property owners, listing prices have increased as historic properties and new developments come on the market.

Ironically, the proliferation of trophy listings and sales occurred during periods of global uncertainty and volatility. Like masterpiece works of art, these trophy properties can be viewed as an investment category and an asset class.

For instance, in Hong Kong, residential properties in luxury enclaves are “important investment target{s} for many overseas companies.” Although the nine-figure listing is a fairly new market development, some of these initial listings already demonstrate the potential these properties have as stores of value.

Even with its sky-high asking price, The Manor—unlike other top listings in the area such as The Playboy Mansion or The Beverly House—is a value-added offering.

Listed for $200 million, The Playboy Mansion sold for $100 million, or $5,250 a square foot less than a year after first hitting the market. The Beverly House, if sold for its list price of $195 million, would have a square foot price of $3,900.

By comparison, The Manor—newly renovated and listed at $200 million— would be a relative bargain even if sold at list price, with a square-foot price of $3,500.

The Manor, Los Angeles, California - $200,000,000

The Manor, Los Angeles, California - $200,000,000

Co-owner and co-listing agent Rick Hilton of Hilton & Hyland Real Estate observes that “The sky is the limit. Once we hit the $100 million mark, we broke the glass ceiling—and we’re seeing people comfortable with spending more than that. Two-hundred million dollars doesn't just get you the largest and grandest private residence in Los Angeles' prestigious Holmby Hills, it gets you an exclusive lifestyle.

"The Manor is a home unlike any other in the world. Sitting on 4.7 acres of land, the French-château style 56,500- square-foot masterpiece is larger than the White House. On a square-foot basis, Los Angeles offers far greater value for money than competing cities across the globe, putting The Manor in a category of luxury all on its own.”

When compared to the average square-foot price of $8,489 for the current $100 million listings around the world, all three properties demonstrate the value proposition of Los Angeles trophy homes.

Although there has been much skepticism about this narrow market, a survey of prospective trophy-home buyers clearly demonstrates its viability.

The Playboy Mansion, Holmby Hills, California - $105,000,000

The Playboy Mansion, Holmby Hills, California - $105,000,000

According to Forbes, there are 2,043 individuals whose net worth exceeds $1 billion, up 13 percent from last year’s count. Together, their net worth amounts to $7.67 trillion, a yearon-year increase of 18 percent. By comparison, the total value of the 33 trophy properties currently listed for sale is $6.44 billion, or less than one tenth of one percent of the 2,043 billionaires’ combined net worth.

The wealthiest individuals on this list could afford to purchase all 33 of these $100 million listings for themselves without coming close to exhausting their fortunes.

A new benchmark may also be looming. In the South of France, persistent rumors suggest one palatial estate comes with a €1 billion price tag.

Need a Beach Getaway?

From your penthouse in the sky, have you been dreaming about the beach?

It's getting to be that time of year... The best time of year for the beach!  Downtown, we are fortunate to be just across the bridge from Lido Beach and a short drive to many others: Siesta, Longboat, Turtle, Venice, Nokomis, and Anna Maria just to name a few.  Ideal beach-weather time is also synonymous with tourist season, however, so driving, traffic, and parking can be a deterrent to visiting some of the best beaches in the world.  Have you been thinking it might time to get a place on the beach, if only so that you don't have to deal with St. Armands traffic on the way to the sand and sea?  What if I told you we have a perfect island getaway/guest house/monthly rental property on the market right now that is WALKING DISTANCE to the #1 beach in the U.S.?

And when we say close...

We mean CLOSE!  Check out the location of the cutest Key West-style beach house in Siesta Key Village!

For yourself...

Imagine it:  You wake up, grab your towel, and walk two minutes to the pedestrian-only public beach access #11, a quiet entrance away from the bustle of the busiest part of the beach.  Your feet are on the warm sand before most people have finished making their coffee.  You flatten your towel over the powdered sugar sand and sip from your travel mug as you watch the soft waves of the Gulf of Mexico bring in the tide.  Later when you are finished sunning, you take the short walk to the Village for some lunch.  What could be better?

For investment...

Picture it: You own an adorable beach house, minutes from one of the most desirable vacation destinations in the world.  You have the option to rent it out on a monthly basis so other families can enjoy living the beach life for a moment in time before they head back to work.  Your in-laws come to visit and now can stay comfortably out-of-reach at the beach but within almost eyesight of the shops and restaurants of Siesta Key Village.  And if you need a mini-vacation yourself?  Take a long weekend (or a month, we're not judging) for a break from the city at the doorstep of the ocean.

THE STATS:

  • 3 bedrooms
  • 3 full baths
  • 3-car garage plus tons of indoor storage
  • Inside utility
  • Updated and beachy-chic style
  • 1320 sq' under air
  • $875,000

Dolphin Tower: Can We Get Over It?

Dolphin Tower represents one of two things: the world's scariest condo owner's nightmare, or an investor's dream, depending on where you were in June of 2010.  If you were sitting in your condo, overlooking one of the best views in downtown, but tripping over a gaping crack in the floor of your home; or if you were the President of the Condo Association of the building, not realizing how many hours, weeks, months, and years you were about to spend trying to literally and figuratively pull a building out of a black hole; or if you were a snowbird home safe for the summer getting a phone call from said President that your second home was being evacuated... then you probably fall into the former category.

Screen Shot 2017-08-23 at 10.49.02 AM.png

An Unexpected Nightmare

Dolphin Tower was many people's dream-turned-reality: center of downtown with views for miles, all at a relatively reasonable price-point thanks to the age and style of the building.  Retire early, enjoy life at the beach yet in a cultural epicenter.  Could it get any better?  Well, it certainly could get worse.

In the summer of 2010, dream-turned-reality became dream-turned-nightmare when the 36 year old building began the process of collapse.  Cracks appeared in floors and walls, temporary support was installed, and the building was evacuated.  What once was a premier address in Sarasota quickly became a derelict liability.  In addition to the obvious structural problems, it was quickly discovered that the building fell below current wind shear standards, and might likely topple right down in the event of even a low category hurricane.

Costly Renovations

Many owners quickly went upside-down, as their responsibility for monthly condo fees (and mortgage payments, if mortgaged), rent for a temporary living place, storage for possessions, and gigantic special assessments for building repairs veritably ripped the money from their pockets.  Many foreclosed and several sold for nothing more than closing costs; roughly two-thirds of the building turned over during what ended up being a five-year-long renovation project.  Special assessments for the renovations and repairs will continue through until the year 2020.

The View from the Top of Dolphin Tower remains one of the best in the city.

The View from the Top of Dolphin Tower remains one of the best in the city.

The Pendulum Swing of Dolphin Tower Property Values

Ten years ago, at the height of the market, before the recession, Dolphin Towers properties were selling for an average $425,000.  Five years ago, in the midst of the chaotic renovation, the average price dipped to a staggering 10% of that.  TEN. PERCENT.  The 2012 average sold price in the Tower was just $47,137, as owners sought to unload what they saw as a money pit with no bottom.

Now, 10 years post-recession and 2 years since the first occupant was able to move back in, the average sold price has rebounded back up to $380,690.  There are currently 33 condos on the market at the moment, some being sold sight-unseen as they are not yet fit for occupancy, and some with Certificate of Occupancy already received.  The price range of those available is $279,900 to $695,000.

Rebuilt But Not Forgotten

A recent renovation on Dolphin Tower's 14th floor.

A recent renovation on Dolphin Tower's 14th floor.

Given that the building has undergone one of the most rigorous and complete renovations in recent memory, we know it has the potential to be a solid part of the downtown real estate market once again.  Many residences are now beautifully renovated and still you can get a lot for your money in Dolphin Tower.  It remains one of the best-positioned buildings in downtown--Palm Avenue Shoppes beneath it, across from the water and the Marina, and in walkable proximity to everything.

But will buyers ever trust the building again?  Only time will tell.

Downtown Boating Condos

Written by Molly Russo

As if there is a time of year that Sarasotans do NOT take advantage of our access to the gorgeous waters of Sarasota Bay and the Gulf of Mexico, summer certainly is a good time to be on a boat to let the sea breeze help you beat the heat!  Living the downtown life with a boat can be a challenge, however, as there just simply aren't very many condo buildings that have boat slips or docks.  Let's go over some of your options if you're a downtown boater!

Condo on the Bay

Certainly the best known bayfront, boat-accessible downtown option is waterfront Condo on the Bay.  The two towers of Condo on the Bay command some of the best downtown views.

  • Current listings in building range in price from $500,000 to $2.2 million
  • # of units: 272
  • Deep water dockage
  • Lifts allowed at all docks
  • Kayak and small boat docking available too

One88

One of the newest buildings on exclusive Golden Gate Point, One88 is stylish, chic, and extravagant.  With only 8 units on 5 stories, this is also one of the most exclusive addresses in downtown Sarasota.

  • Current listings in building are priced just below $3,000,000
  • # of units: 8, only two left!
  • Deeded docks have water supply and electricity

Aqua

Yet another new build on Golden Gate Point is the beautiful Aqua, designed by Sarasota architect Guy Peterson.  Nine floors high and situated directly on Sarasota Bay facing the Ringling Bridge, Aqua offers 8 full-floor luxury condos.

  • Only two are currently on the market, priced in the $3-5 million range
  • # of units: 8, only two left!
  • Boat slips deeded

Pier 550

Quaint Pier 550 sits in stark contrast the the ultra-luxe of the two aforementioned Golden Gate Point condos, Aqua and One88.  Here are located some of the most affordable downtown or Golden Gate condos available.

  • Current listing in building is for just over $400,000 for a 1/1 unit
  • # of units: 51
  • Boat slips lease on a first-come, first-served basis

Hudson Crossing

Located on the waters of Hudson Bayou in quiet west of the trail is the highly desirable Hudson Crossing.  Floor plans are in the 2500 square foot range, and each comes with its own boat dock.  Hudson Bayou is deepwater-boat accessible to Marina Jacks, Sarasota Bay, and the Gulf beyond.

  • Rarely available, there is only one on the market currently, for just under $2 million
  • # of units: 12
  • Deep water dockage

Majestic Bay

Another Golden Gate Point gem is the exclusive Majestic Bay.  All units face west, meaning you'll never miss a breath-taking sunset over the water again.  With loads of amenities, such as your standard pool, spa and fitness center, as well as a couple special ones, like the in-house carwash and wine storage, Majestic Bay is another great option for a life of opulence on the Point.

  • Current listing in the building is for just over $2 million
  • # of units: 10
  • Deep water dockage

Grande Riviera

The Grande Riviera building is likely one of the most recognized on the Sarasota skyline, with its gold dome roof shining at the very edge of Sarasota Bay.  Sweeping water views, great location, bayside pool deck, and luxurious interiors make the Grande Riviera very special.

  • None currently available, and so rarely available that only ONE has sold in the last THREE YEARS!
  • # of units: 13
  • Deep water dockage

But don't worry, there's always...

Marina Jack's

With 316 boat slips on the waterfront of downtown, Marina Jack's is your best bet if you live in or around downtown in a community that does not have docking for your boat.  The slips can accommodate vessels up to 228’ feet in length, with a maximum beam of 26’. Amenities of their marina include power, fresh water, cable, free wi-fi and a pump-out station, all housed at every slip, and each dock is secured by a code-accessible gate.

Finding a condo in Sarasota that can house your boat in addition to your family is not easy, but it's also not impossible!  If you would like any additional information on any of these beautiful condo communities, please leave a comment below.  Here's to smooth sailing this summer!
