In the continuous effort to stay in the know on all things downtown, Molly and I went for a visit today at one of the newest Sarasota developments, Artisan on Main! In keeping with a recent trend of fee-simple (i.e. not shared/condominium ownership) residences, Artisan on Main is made up of 32 townhouses that bring the feel of single-family homes to a city-friendly lifestyle.

Okay, there is a lot to like here once inside. Townhome-style living is #trendingup, as people crave both the downtown lifestyle and the freedom to fully own their property. And this particular community starts at a very reasonable starting price in the $600,000s, especially considering these floor plans range in size from over 1,800 to 2,690 sf! But for the home size and the downtown lifestyle, getting it at this price point will mean making some concessions…

Location: Not Exactly Downtown, But Not Far

East of 301, on the far-more industrial-feeling side of Main Street, is where Artisan is located. While there is a lot of new construction popping up in the area (this community alone will boast 6 buildings), the feel of this section of downtown is not quite there yet. And to walk to the heart of downtown, you’ll need to cross busy Washington Blvd.


We are trying to not judge this one too harshly yet, especially since it’s incomplete and so is all the new construction around it, but we were underwhelmed with the view of the rooftop of Sarasota Lanes and the sight-lines from one building right to another.

The Plusses

  1. Price:Size Ratio

    Did we mention: The Price is Right! For those of us with less-than-million-dollar budgets, getting this amount of space downtown for the high hundred-thousands is worth the couple of negatives.

  2. Mostly-Walkable Location

    Easily walkable to the Fruitville corridor of downtown (think Breakfast House and The Tea Room), this eastern downtown complex is within city limits and still provides a mobile, city lifestyle. Right across 301 is the movie theater as well as myriad adorable coffee houses and restaurants. Without crossing 301, residents of Artisan on Main can visit downtown’s beautiful Payne Park, which hosts live music, a skatepark, a fantastic playground (even in the hottest summer months, thanks to the water features!), fitness loop, green space, and a cute lunch restaurant.

Featured on Man Vs. Food in 2009, this little Amish restaurant located just south of downtown has a reputation far louder than its comfortable dining room would suggest. The home-cooked comfort-food vibe makes you feel right at home. I, myself, enjoy the pies the most, but meat-eaters rave about their pot roast & fried chicken. A personal tip? Don’t be afraid of the name, just order the Shoofly Pie—a gooey and sweet molasses pie like nothing I’ve ever tasted before in my life. But really, any pie there will be the best pie you have ever tasted, even if you are a cake person. ;-)

Munchie’s 420 Café

Man Vs. Food was back in 2016 with a visit to the late-night Gulf Gate staple, Munchie’s 420 Café. Featured on the episode was a challenge to eat ghost pepper poppers, one we don’t suggest! But if you are craving literally every comfort food wrapped into one, Munchie’s is your place. My indulgence there is always the fries, as I’m a vegetarian so I don’t eat their sandwiches, but my foodie, meat-eating sister swears the Fat Sandy is where it’s at when you are searching for perhaps the most delicious thing you can put in your body at midnight: cheeseburgers, mac n’ cheese, chicken fingers, and mozzerella sticks on a sub roll. You read that right. It’s the king of good eats.

Bijou Café

I just love lunches at the Bijou, where the experience makes you feel like you rolled back a hundred years. Pour from the left, take from the right, white-glove service. The middle-of-downtown location is perfect if you work in the area. The nostalgic elegance coupled with modern European food creates a fine dining experience that you will enjoy in the middle of the workday or just before the opera on a Friday night.


This new essential place to eat on St. Armands Circle features a lot of what I love all in one place: a balcony view of a beautiful place (right on St. Armands), a good rosé, and seriously the best truffle fries in the world. It is true that I make special trips to Shore for the fries. The rest of their menu is nearly flawless, with fantastic tomato bisque soups and hot-weather friendly salads, but seriously—go try those truffle fries!

The Haye Loft at Euphemia Haye

It’s my party and I’ll eat dessert if I want to! Euphemia Haye’s dessert room has always been one of my favorite makes-me-feel-special places. The location on Longboat Key makes this a destination for me, but the dessert room makes it worth it. The fancy atmosphere is highlighted by the dessert bar, where everything from absolutely indulgent pies, bananas foster, and homemade ice cream are featured nightly. Invite some friends on your next big occasion—you won’t regret it!

A market update just for your neighborhood, downtown Sarasota, as of the end of June 2018.

downtown condo inventory is down, but pending sales are up.

The seasonality of downtown Sarasota means we typically see a drop in sales and contracts over the summer.  Consequently, less people typically choose to list during this time because of the decreased buyer traffic.  This year, that still seems to be true, but 40% more houses have gone to contract in June than in May of this year, and this year is 20% up over 2017.  

price per square foot is down, but consistent.

Downtown condo prices historically rise to their highest heights during Season in the first few months of the year.  June's average is a bit lower than last month (by about 8%), but is up nearly 20% over last June's.  All in all, the year-over-year increase has been consistent in 2018, and we are happy with that!

number of days on the market is down, but so is list price to sale price ratio.

In short, this means that listed downtown condos are spending less time on the market, but sellers are getting a lower percentage of their asking price.  Over the past 12 months, the LP:SP ratio was closely tied to seasonality, with sellers getting nearly 100% of their asking price during high season.  We have dipped to 84% as of June, which is a 9% decrease from May, and an 8% decrease from last June.  Days on market is  down about a month from this time last summer, and down 4% from May.

What does this mean for you?

The downtown Sarasota condo market breathes with the season, and we are stopping for inhale right now.  The summer can be a great time to prepare your condo for sale (we have suggestions on how to do that here) so it is fresh and ready to be listed in the mid-fall, when season begins picking back up. 

If you are anxious to sell right now, there is less competition on the market against you, but buyers are on the lookout for a good buy.  Be prepared to negotiate and stay realistic on your expected sale price.

If you are interested in buying right now, know your options might be more limited during the summer, but for the next couple of months, it's a good time to be a buyer.

While previewing lots and homes for a client last week, I was fortunate to get a behind-the-scenes look at a few Neal Signature Homes being built in Lakewood Ranch's Country Club East.    Have a look at this new construction, in various stages from start to finish, in this fantastic luxury community!



Neal has a selection of lots left in Country Club East and the community is now in its final phases.  (Call us today if you'd like to take a look at them!)  This waterfront lot is just starting to be built on and it overlooks both fairway and pond (AKA water hazard/mulligan!).  It will be a "feature" home, where the builder builds on spec and sells the finished home, rather than the buyer being present from the beginning and making all finish selections.  Neal also builds elsewhere and there are other builders also building in CCE, so if you like either the neighborhood or the builder, we have access to more inventory.  :-)


Check out the pictures of the two homes we saw in partial construction.  The first is framed out and roofed, with the blueprint of the walls complete, so we were able to walk through each "room" and get the feel of the overall home's footprint.

Selling Season is Back!

The Sarasota real estate market tends to be a cyclical one.  It picks up and slows down in concert with the influx and exodus of our seasonal residents and tourists.  Our market might be most easily divided into thirds: high season, typically January, February, and March; low season, October through the holidays plus April & May; and off-season, the rest of the year.  As we tiptoe into the cooler, most enjoyable months of being a Floridian, we are already noticing a massive pick-up in the local housing market.

What the Numbers Say Now

  • 50% increase in pending sales.

50% more properties went to contract in the month of October over September.  Welcome to selling season.  This means there are active buyers beginning to flood our market, and more importantly, it means our market has bounced back in a big way from the stranglehold that Irma put on us for a couple weeks in September.

  • 11% increase in sold properties.

Not only did more homes go to contract in October than September, but more sets of keys changed hands too.  

  • 7% increase in properties for sale.

As you can see from the bell curve in the graph above, people list their property in direct correlation to the seasonal & tourist nature of Sarasota.  More people in town = more people looking at your home.  

  • 8% increase in sale price.

Single family homes in Sarasota County sold for an average of $382,000 in October.  The condominium market showed a 5% increase, with a mean price of $379,000.  

  • 0% change in a couple key areas.

The list price to sale price ratio remains at a very typical 93%.  This means that in general, you can expect to sell your home for approximately 93% of what you originally list it for.  The Sarasota County market generally hovers in the 92-96% range.

Also without change from last month to this is the number of days on market.  This is how long a home is listed prior to going under contract.  For both September and October, that number is 76 days.  Again, this is pretty typical, as our market over the last year ranged from monthly averages of 66-82 days.

This Season in the Arts

It’s about to be that time — the time our cultural landscape switches into high gear.  From art galleries to music venues to theater, there is no question why Sarasota has often been dubbed “The Cultural Coast.”  Here’s a quick summary of what’s coming to the big stages in Sarasota this upcoming season.  

2017-2018 Season Review

Asolo Repertory Theatre

The Asolo’s season will open with Andrew Lloyd Webber classic Evita showcasing Eva Peron’s rise to power in Argentina.  The play will be directed and choreographed by Josh Rhodes, who handled Guys and Dolls in the 2016-2017 season.  Evita runs November 18 through December 30.

After the new year, the Asolo will be only the third theater in the country to stage Shakespeare in Love, a stage adaptation of the award-winning movie about Will Shakespeare and his muse, Viola.  Shakespeare in Love runs January 19 to March 4.

Closing off next season, from June 6 to June 24, the Rep will put on The Jungle Book.  This is a world-premier put on by the creators of last season’s Twenty Thousand Leagues Under the Sea.  Enhanced by whimsical videos and audience-interaction technology, this production of the Kipling classic looks like it will be compelling, to say the least.

Sarasota Opera

What is more downtown than heading to the opera?  The stunning Opera House, which sits in the heart of downtown on Pineapple Avenue, was originally built in 1926 and completely renovated nearly 10 years ago.  If you haven’t stopped in lately, step into old world Sarasota and plan a night at the Opera this season.  This season includes six performances, including two absolutely time-honored productions, La Traviata and Carmen.

Sarasota Ballet

Iain Webb’s Sarasota Ballet Company enters its 27th Season with an exciting range of 13 ballets by some of the most celebrated and prestigious choreographers and composers of the ballet world.  First up this season is the Frances Hodgson Burnett classic The Secret Garden, bringing the story of Mary, an orphan sent to live with a recluse uncle, and her secret garden to life by narration, puppetry, and dance.

Always a seasonal favorite, the Ballet will put on The Nutcracker in December.  This adaptation is done Sarasota-style, so be prepared for some circus flair!

Retrospective: A Decade of Trophy Home Sales

A look back at the growth and performance of the unique $100 million market

The ultra-exclusive trophy home is ever more conspicuous in the marketplace, and with it comes the proliferation of the $100 million-plus listing. Over the past decade, a record 32 properties have sold at the nine-figure mark across a dozen international property markets. This year, to date, there have been five estates listed for nine figures, including two priced at more than a quarter billion dollars. But even these ultimate luxury properties follow the fundamental market forces in play. Let’s take a look at the factors contributing to the rise of the nine-figure trophy home.

Three-Year Review: Rise to Prominence

Of the $100 million-plus listings currently on market, four homes were listed for sale in 2014, seven in 2015, fourteen in 2016, and five already in 2017.

Listing price increases have also accompanied the increase in the number of $100 million-plus properties for sale. Although the nine-figure listing has been a marketing ploy by some property owners, listing prices have increased as historic properties and new developments come on the market.

Ironically, the proliferation of trophy listings and sales occurred during periods of global uncertainty and volatility. Like masterpiece works of art, these trophy properties can be viewed as an investment category and an asset class.

For instance, in Hong Kong, residential properties in luxury enclaves are “important investment target{s} for many overseas companies.” Although the nine-figure listing is a fairly new market development, some of these initial listings already demonstrate the potential these properties have as stores of value.

Even with its sky-high asking price, The Manor—unlike other top listings in the area such as The Playboy Mansion or The Beverly House—is a value-added offering.

Listed for $200 million, The Playboy Mansion sold for $100 million, or $5,250 a square foot less than a year after first hitting the market. The Beverly House, if sold for its list price of $195 million, would have a square foot price of $3,900.

By comparison, The Manor—newly renovated and listed at $200 million— would be a relative bargain even if sold at list price, with a square-foot price of $3,500.

Co-owner and co-listing agent Rick Hilton of Hilton & Hyland Real Estate observes that “The sky is the limit. Once we hit the $100 million mark, we broke the glass ceiling—and we’re seeing people comfortable with spending more than that. Two-hundred million dollars doesn't just get you the largest and grandest private residence in Los Angeles' prestigious Holmby Hills, it gets you an exclusive lifestyle.

"The Manor is a home unlike any other in the world. Sitting on 4.7 acres of land, the French-château style 56,500- square-foot masterpiece is larger than the White House. On a square-foot basis, Los Angeles offers far greater value for money than competing cities across the globe, putting The Manor in a category of luxury all on its own.”

When compared to the average square-foot price of $8,489 for the current $100 million listings around the world, all three properties demonstrate the value proposition of Los Angeles trophy homes.

Although there has been much skepticism about this narrow market, a survey of prospective trophy-home buyers clearly demonstrates its viability.

According to Forbes, there are 2,043 individuals whose net worth exceeds $1 billion, up 13 percent from last year’s count. Together, their net worth amounts to $7.67 trillion, a yearon-year increase of 18 percent. By comparison, the total value of the 33 trophy properties currently listed for sale is $6.44 billion, or less than one tenth of one percent of the 2,043 billionaires’ combined net worth.

The wealthiest individuals on this list could afford to purchase all 33 of these $100 million listings for themselves without coming close to exhausting their fortunes.

A new benchmark may also be looming. In the South of France, persistent rumors suggest one palatial estate comes with a €1 billion price tag.
