Staging: An essential part of preparing your home for sale!

the importance of home staging cannot be overstated!

Whether it is simply decluttering and rearranging your existing items and replacing a few things here and there or totally furnishing an empty home, preparing properly makes a HUGE difference in how buyers will perceive your property. (Luckily, I happen to include this service with all of my listings so call me and don’t worry about a thing!)


First, let’s take a look at a property downtown that I listed late last year. This condo, featuring the most jaw-dropping vista of Sarasota that I have literally ever seen, is located in The VUE building. At that time almost no one had moved in yet and all of the other condos available for resale were being shown unfurnished and, rather than feeling chic and modern, the result was kind of cold and echoey. I knew something had to be done to set mine apart so I suggested staging - in this case even including installing some fixtures such as lights and mirrors - and the seller was game and left me to it (so fun!).

The staging here softened the starkness of the very clean lines that the newer buildings downtown feature and also made it feel finished and ready to occupy. These were delivered in a state where some, shall we say…“customization” was needed (read: bare lightbulbs in the most minimal socket-type fixture imaginable, no bathroom mirrors, etc.) and installing these few items didn’t cost much but made the condo feel more like a beautiful place to live and less like, oohhhh, a construction site! This one sold went to contract in just nine days, a record that still stands as the fastest resale to date in the building.


Second, it is easier for buyers to picture themselves in a home if the spaces are defined and, with the love of open floor plans we currently have, this can be tough without furnishings to indicate what area has what function. Also, even though it is counterintuitive, spaces usually feel larger when they have furniture. Here are a few examples where this is definitely the case:

AFTER: Plenty of space for living room furniture  and  a cute spot for a desk! We also removed and replaced the window treatment, making sure to hang the new curtains as high as possible and outside of the actual window frame to make the window appear as large as possible. It’s the little things that make a difference!

And staging is not just for inside…

Fresh color choices and a few outdoor accessories like wreaths and planters say “someone cares about this house and keeps it up nicely!”

Better photo lighting helped too, but the aquamarine door and planter just feel way more modern and manicured. We also added a fresh doormat that isn’t quite visible in the photo.


LOVE this bright blue! It picked up this ho-hum porch and made the approach to the home feel so much happier. (And, yes, I paint…)


If you are considering (or even considering considering!) selling your home, starting to make small changes while you are still living there could be a benefit both to you - you get to enjoy them too! - and to a future buyer. JUST SOLD! Valencia at Rosemary Place

We are so pleased to have clients that just closed on this newly-built townhome in the Rosemary District of downtown Sarasota! It was quite the process (read: delays, delays, delays!) but now that this phase is finished, it sure turned out beautifully. There is one townhome here still available and construction there is nearly complete. What really drew our clients to the property is the single-family home feel with a private garage and front entrance on the street combined with the super-walkable location and price point (cross Fruitville and it is a whole other price ballgame for the same type of property!).

Is all the new construction a good or bad thing? Only time will tell. From a real estate perspective, the sheer volume of new options in the downtown area have begun to impact our current market, which has shifted to a buyer’s market slowly over the past few months. The influx of additional options in downtown housing started as a correction to many years of downright snail’s pace development in our area post-recession. As Sarasota grew in popularity over the last decade, construction didn’t really pick back up until 5-6 years in, so we did have some making up to do. We will have to wait and see how the changing skyline of our city impacts of overall market in the coming months and years.

In the continuous effort to stay in the know on all things downtown, Molly and I went for a visit today at one of the newest Sarasota developments, Artisan on Main! In keeping with a recent trend of fee-simple (i.e. not shared/condominium ownership) residences, Artisan on Main is made up of 32 townhouses that bring the feel of single-family homes to a city-friendly lifestyle.

Okay, there is a lot to like here once inside. Townhome-style living is #trendingup, as people crave both the downtown lifestyle and the freedom to fully own their property. And this particular community starts at a very reasonable starting price in the $600,000s, especially considering these floor plans range in size from over 1,800 to 2,690 sf! But for the home size and the downtown lifestyle, getting it at this price point will mean making some concessions…

Location: Not Exactly Downtown, But Not Far

East of 301, on the far-more industrial-feeling side of Main Street, is where Artisan is located. While there is a lot of new construction popping up in the area (this community alone will boast 6 buildings), the feel of this section of downtown is not quite there yet. And to walk to the heart of downtown, you’ll need to cross busy Washington Blvd.

That…View?

We are trying to not judge this one too harshly yet, especially since it’s incomplete and so is all the new construction around it, but we were underwhelmed with the view of the rooftop of Sarasota Lanes and the sight-lines from one building right to another.

The Plusses

  1. Price:Size Ratio

    Did we mention: The Price is Right! For those of us with less-than-million-dollar budgets, getting this amount of space downtown for the high hundred-thousands is worth the couple of negatives.

  2. Mostly-Walkable Location

    Easily walkable to the Fruitville corridor of downtown (think Breakfast House and The Tea Room), this eastern downtown complex is within city limits and still provides a mobile, city lifestyle. Right across 301 is the movie theater as well as myriad adorable coffee houses and restaurants. Without crossing 301, residents of Artisan on Main can visit downtown’s beautiful Payne Park, which hosts live music, a skatepark, a fantastic playground (even in the hottest summer months, thanks to the water features!), fitness loop, green space, and a cute lunch restaurant.

  3. Luxurious Feeling

These townhomes feature chic & modern details, right out of the pages of magazines: beautiful waterfall countertops, rooftop terraces with space for a jacuzzi, open contemporary staircases, and top-to-bottom elevators available. The areas you can’t see are quality as well: concrete block construction, hurricane-grade windows, natural gas available (a rarity for our area, and a perk for those of us who like to cook!), and energy-saving AC & heat pump.

Not new to our area, Icon Residential is still in the process of completing their other off-the-beaten-Main-St development, Rosemary District’s Valencia. While we love the vibe and idea of both their Sarasota endeavors, Valencia’s construction is running more than a year behind, so this is a good time to remind everyone: if you are on a specific timeframe, new construction might not be for you. This is far from just an Icon problem, so it’s important to keep in mind.

Renovating to Sell: Common Mistakes

In terms of renovations, we have seen it all! When you are upgrading or renovating parts of your home - either for yourself or in preparation to sell, you want to stick with areas that are important to buyers and places that will translate into a good return on the investment, either by a higher sale price or a faster sale. We've already shared how-tos and to-dos about staging (a case study, the importance of) and how to prepare your condo for sale, so how about we focus on some DON'Ts for a change...

...Leave your kitchen cabinets without knobs!

Nothing says "I cut corners!" like forgetting important finishing touches, such as, say... HOW TO OPEN A CUPBOARD. 😛 If you took the time, and likely large expense, of renovating a kitchen prior to putting your home on the market, go ahead and spend the extra $100 for knobs and handles on the cabinetry. Leaving them without looks like an "i" without a dot above it; you can read what it's supposed to mean in the sentence, but it just looks wrong. Not only do knobs and pulls finish the look, they also serve to give a sense of style to the room and can make a space look sleeker or more traditional depending on what you choose.

Why, yes, I did actually just buy these from a big box store, install them myself, and potentially forget to properly connect the faucet. Why do you ask?

...Install Cheap Countertops!

Are you sensing a theme? Kitchens are one of the most important rooms in the home when it comes to making the decision to buy a property. Families spend a lot of time in their kitchens. And just like leaving off knobs and pulls, installing cheap granite with no movement that is sold in-stock at every home box store sends the same message: I don't care enough to do it right. (Which, consequently, leads to buyers wondering what else isn't done right that they can't see...)  We aren't saying you need to spend top-dollar to put in state-of-the-art quartz or super-unique solid surface countertops, but if you are going to try to make a statement, don't make it with cheap granite!

Don't waste the money on granite if you are going to drop in 1/2" thick granite.  It looks cheap and most people will just see the renovation as something they'll need to replace to get to current standards anyway.  Hence, they'll see more dollar-signs instead of a newly-updated space, which is entirely opposite of your point.

...Just Update Part When The Whole Room Needs It!

Sometimes it draws more attention to outdated aspects of a space by updating some but not all older features.  A full-on outdated bathroom with small tile and older cabinetry, with the right staging and accessories, can look classic and full of ecclectic personality! But updating the yellow laminate countertop in this same vintage space to something chic and new will only call more attention to those parts you didn't update, like the shabby shower door and outdated tile.

...Invest Where You Won't See Return (Unless It's Necessary!)

There are updates that add tremendous value to your home: the roof, AC, and appliances are the first that come to mind. Then there are the things sellers update because they think they will see that money come back.  A couple places where you might skip updating unless you have a necessary repair or replacement are:

  • Windows: If they open and close and lock, let them be. Replacing can be both expensive and time-consuming, given that window replacements require permitting.
  • Water Accessories: You need to have a water heater; don't worry about upgrading the size. Likewise, water softeners are a must for few, and a plus for most. Don't add just to sell.
  • Places you can't "see": As long as your majors are covered (like AC and roof as mentioned above), other "guts of the home" renovations might not bring back the return you desire. Stick to repairing and refreshing areas that potential buyers will see while they are making their first impression of your home -- in the photos! Internal home issues can be brought to the table and discussed during inspection and negotiation periods, but you never get the chance to correct the first impression! So de-scuff the moldings, repaint the weird wall colors, swap out antiquated fixtures for something more current, and yes, please hang some inoffensive art to keep it interesting!

A market update just for your neighborhood, downtown Sarasota, as of the end of June 2018.

downtown condo inventory is down, but pending sales are up.

The seasonality of downtown Sarasota means we typically see a drop in sales and contracts over the summer.  Consequently, less people typically choose to list during this time because of the decreased buyer traffic.  This year, that still seems to be true, but 40% more houses have gone to contract in June than in May of this year, and this year is 20% up over 2017.

Downtown condo prices historically rise to their highest heights during Season in the first few months of the year.  June's average is a bit lower than last month (by about 8%), but is up nearly 20% over last June's.  All in all, the year-over-year increase has been consistent in 2018, and we are happy with that!

In short, this means that listed downtown condos are spending less time on the market, but sellers are getting a lower percentage of their asking price.  Over the past 12 months, the LP:SP ratio was closely tied to seasonality, with sellers getting nearly 100% of their asking price during high season.  We have dipped to 84% as of June, which is a 9% decrease from May, and an 8% decrease from last June.  Days on market is  down about a month from this time last summer, and down 4% from May.


What does this mean for you?

The downtown Sarasota condo market breathes with the season, and we are stopping for inhale right now.  The summer can be a great time to prepare your condo for sale (we have suggestions on how to do that here) so it is fresh and ready to be listed in the mid-fall, when season begins picking back up. 

If you are anxious to sell right now, there is less competition on the market against you, but buyers are on the lookout for a good buy.  Be prepared to negotiate and stay realistic on your expected sale price.

If you are interested in buying right now, know your options might be more limited during the summer, but for the next couple of months, it's a good time to be a buyer.

Highest Downtown Condo Sales in June

With our eye always fixed on the great views from the top in downtown Sarasota, these five notable sales that closed in June caught our attention.  Have a look at the most expensive condos that were sold last month!

#1 - $3.2 million for Centrally-Located Penthouse

Summer has begun!  Typically, the summer shows a slow in our real estate market, and this year looks to be similar.  Let's take a look at what is happening in the downtown Sarasota condo market right now:

New construction is cutting into the resale market.

25% of all the homes that went to contract in the last month were new construction condos.  With new buildings popping up all over downtown, it's no wonder this is sending shockwaves through the resale market.  Especially hard-hit?  The luxury market; with almost all the new buildings having starting price points in the high-hundred-thousands or more, buyers with that budget have a lot of brand-new options with more modern aesthetics and amenities than many of our "older" buildings.

This means that if you have a million-dollar condo in an older building, you've got some stiff competition.  With modern-day finishes, such as large walk-in closets, sleek kitchens, and floor-to-ceiling hurricane-grade windows in the new buildings, it can be hard for older residences to keep up!  Couple that with the fact that developers have noted the desire of their residents to have an active life and are providing more in-building amenities, such as state-of-the-art fitness centers, indoor dog parks, and rooftop lounging space, and you've got a recipe for new construction luxury success.

Keep your eye on the rising skyline of Sarasota: Epoch, 7-One-One Palm, The Mark, The Collection, Aqua, and the new Ritz Carlton Residences (to be built on the old Quay Sarasota site) are all set to spring up in the foreseeable future.

Don't lose heart if you are trying to sell.

Despite the effect that all the construction growth is having on our market, 2018 is off to a strong start.  May's closed sales in units were above last year's by 6%, and the average sold price was above last year's by 4% for resale condos downtown.  As always, if you are trying to sell in the summer, patience is necessary.  Inventory is lower than other times of the year, but so is the number of potential buyers.  If you are not in a hurry to sell, the summer might provide a good time to spruce up outdated fixtures, get grout cleaned, and replace anything broken.  If time is of the essence, be prepared to price appropriately for sale.
